We have extensive experience in acting for developers involved in residential and commercial property development.

We act for a number of significant house builders in the area.  This work involves advising on the acquisition of the site to be developed, the planning aspects, section 106 Agreements, restrictive covenants, finance and Highway and Drainage Agreements.

The EU Energy Performance of Buildings Directive (EPBD) was introduced in the UK back in January 2006.

As a reminder for you if you are involved with commercial property projects, there are two sections of this directive which affect commercial property:

1.       Energy Performance Certificates

2.       EPBD Air-conditioning Inspections

The important dates to note from this directive are that from October 2008, Energy Performance Certificates (EPCs) are mandatory upon construction, sale, or rental of any non-domestic building, whether new or existing.

From 4th Jan 2011, EPBD Air-conditioning Inspections are required for all buildings where the total air-conditioning capacity is over 12kW. 

A new user of a system must have in their possession a copy of a current Air-conditioning report within 3 months of taking over a system.
